Linear Housing

This project sought to find an appropriate form for 105 social and affordable housing units in a diverse residential area. It was based on the principle that social and affordable housing requires the highest amenity possible. Our sponsor Housing Provider cares for tenants with higher than average rates of physical and mental health challenges.

The buildings were arranged into groups with a maximum of 30 apartments per core. These ratios allow for good sociability and recognition of neighbours that can help build a sense of security and wellbeing. The site achieved physical security without relying on oppressive fences or defensive elements.

The housing types were based on a series of thin cross section buildings that were exceptionally adjustable to light and breeze. A series of gardens separated dwellings mixing biodiversity corridors, tall tree planting, social spaces, play spaces, arbours, community garden and gathering spaces. The project was offered easy and welcoming access to social spaces, rather than enforced social contact – always allowing residents to choose their level of engagement, depending upon their circumstances on any given day.

The project was located on indigenous lands with connections to former lake systems still remnant beneath the site surface. A surface parking solution was developed to minimise intrusion into the earth. High deep soil ratios were sought to replenish ground water for the health of the local ecology.

The language of the building was direct, repeatable and robust to maximise economy but also generated a sense of identity through the use of familiar housing materials. Architectural elements explored playful references to local architectural landmarks and the joyful villas of migrant populations.

We never accept design guidelines as the ‘maximum’ standard for any housing, but particularly for social and affordable housing. The project was developed to achieve exceptional amenity and exceeded every relevant amenity benchmark.

While the project did not win the commission, it remains important to us as a benchmark for the amenity and ambition of social and affordable housing, and of efficient and repeatable types that deliver an architecture of care for a range of people and circumstances.
